Photos of the Existing Common Room 2 of my New House.
Okie… after some time of no post (coz i’m in bangkok mah… will post something about it when i got time), now is the photos of the existing common room 2 of my new house. This room will be my study room… kekeke. Nothing much will be done in this room, except for the wiring, plastering, lightings, windows and grille, the rest of the furniture will be from Ikea and arrange to the need of mine lor… The color for this room, i wanted mid-blue color, and the book shelves will be birch veneer color…
This side will be the door and also some book shelves from Ikea.

This part of the room, will be where my L-Shape table from Ikea will be. It will be extended to make the table top bigger, coz i will be having alot of things on the table.. kekeke.

As for this part, there will be whole roll of book shelves from Ikea.

Near the window, i will not be having anything. Initially, wanted to place the table by the windows, but this will made opening or closing the window difficult and won’t be able to enjoy the outside view easily liao. So in the end, decided against this and keep this area unclustered.

The corner will be where my future LCD TV and DVD player for my study room be placed.

Beside the LCD TV Console and the room door, there will be another 2 book shelves which will be a place for my comics.

Renovation and Contractors
After sometime of thinking of designs, asking of contractors for quotation, budgeting, searching for alternatives and then asking more questions… Finally have decided on the contractor and the design that i want liao. But the renovation budget sure overshot wat i had in mind originally.. Once i have some free time, will post the information here as well as the perspective drawing and the more infos here. Right now… going to sleep liao…
Renovation Contractor - B&E Concept Pte Ltd
Well, as i have mentioned before, i have selected the contractor to do my renovation liao. The contractor is B&E Concept Pte Ltd. Why i choose them? Well, this contractor was intro to me by my poly fren, Benny, who is also my housing agent. Benny’s house was done up by him and i have been to Benny house to see the workmanship. I would said it is good. Also, becoz it was intro to me by Benny, the contractor, Bobby, gave me a value for money quotation. So far it is the cheapest from the quotation that i have asked around. And the stuffs that Bobby gave me is of good quality stuffs.
Another reason is that Bobby is that they are efficient, fast and very professional in their quotation. Bobby went to my new house on one sat and emailed me the quotation on the next Wednesday and followed up with the perspective drawing 4 days later. And then i met him last sat to discuss some changes and the amended drawing was ready on tue. Bobby told me that they have their own drafter lor.
B&E Concept Pte Ltd is also an Interior Design company and also they are HDB Approved Contractor and also BCA Approved Contractor. They have their own factory doing the carpentry works. That’s why some of the carpentry works, they are able to gave me a very good price.
But wat really let me made my mind is that Bobby is very professional, friendly and accommodating. He will let u know wat needs to be done and wat actually dun need to do. Things that can get off the shelves to save cost, he will let u know. As for the schedules of the work, once they get the permit from HDB to start renovation, he will email me the work schedule for it.

Yeah! Resale Approved
Last night, received the Resale Approval Letter from HDB. So happy, at last can start renovation liao. Called Benny and let him know and ask him to help me get the keys from the new house owner and also to get the necessary document from the owner so dat Bobby can submit the paperworks to start on the renovation. Had also sms Bobby too. Yeah, next week can start renovation liao.
Renovation Obstacle….
Today, received a call from Benny. Some bad news regarding my renovation. The owner of my new house, had went to KL after the first appointment and will only be back in Singapore on the completion date itself, which is on the 13th July. And for my renovation to start, it will need the owner signature and a photocopy of the I/C too..
Upon hearing the news, i was like ’shit’. I was wondering, how come the owner’s agent didn’t arrange properly?? If i can’t get the owner signature, i will not be able to start renovation work and will not be able to shift in before the Lunar 7th month, and this will also affect my selling of the house. Also, the Power of Attorney for the Owner is going to KL after his praying. And the agent got problem contacting him. I need the keys, because i am going to the new house to pray with my father before the renovation work start. By the time the agent was able to contact the POA, he was oredi on his way to KL liao.
Later, Benny told me that the POA is visiting his sister in KL and also getting the owner’s signature for my renovation work. He should be back in Singapore on sunday nite or monday morning. Benny will help me get the required signature from the POA and also the key. Hopefully, the documents will be ready and Bobby will submit on Monday and hopefully, can start the renovation on Thursday. As for the praying, when Benny helped me get the key on Monday, i will pass it to my dad and he will go there to pray by himself liao.. coz i will be working and the praying have to be in the morning or afternoon lor.
Sigh… praying hard the document will be ready lor………
Renovation Contract
Yeah, signed my renovation contract today afternoon liao. But also $4000 poorer liao… hahaha. That’s the 10% deposit for the renovation works lor. The rest will be paid to the contractor after i get the money from the sales of my present house lor. Also, Bobby ask her assistant, Ceila, to pass me the small pieces of the tiles that i have selected, for me to show my mum. But he forget the kitchen wall tile. hahaha. he will pass it to me again.
He also passed me a few blue colour ceramic tiles for me to select. This are for the master bedroom toilet’s wall. So far, i have shortlisted 2 of them.. One is matt light blue, the other is gloss blue. Hmmm….. which to choose…
Also, there is a slight error in the contract. Found out about it after i signed it and was reading it. The postal code and the street name was wrong. hahaha. The street name short of ‘Street 81′. Informed Bobby and he said he will amend it and let me sign again.
Perspective Drawings
The perspective drawing for my house.
The Balcony Area. There will be changes to the floor, as i will be doing pebbles wash with homogeneous tiles forming a walk path. The pencil marks are my idea for the path. The rest is pebbles wash. Also the shoes cabinet and the display cabinet will not be built in. i will buy 3 low billy bookcase from Ikea and put them together. Then will get the so called string curtain and used that as partition to replace the frosted glass. As for the shoes cabinet, i will buy from v.hive. Saw a shoes cabinet that cost $199. Can buy 2 and put there lor. The partition at the side will also not be doing. Instead, i will use the string curtain as well. Maybe next time, i got extra money, then i do partition lor.
The Dinning Area. The wall between the dinning area and the kitchen will be hacked away and a display top cabinet will be there and the bottom will be a bar top lor. The bar top will have a chrome stand coming down. This will make the kitchen more airy and more brighter.
The Kitchen. The kitchen drawing is almost as i wanted.
There are just some slight change to the arrangement of the drawers and cabinets only.
The Master Bedroom. The drawing is almost wat i want for the master bedroom. But there are some slight changes. The recess area behind the bed will be covered up so that the whole wall is flattened. And i will be putting 2 side table and see if i can squeeze it in. The partition by the side to cover up the toilet door, will be getting from Ikea. Saw a rattan partition there that is almost the size and height i wanted. The only thing is that it is white in colour, but that can be changed. ![]()
